Terms & Conditions

Information Statement

  • The Client shall inform the inspector in writing if someone other than themselves is acting on the clients behalf.
  • The inspector’s report is the Client’s purposes only.
  • The Client is responsible for free access to all parts of the building to be inspected.
  • The Client is responsible to have all animals secured at the time of inspection.
  • If the property is tenanted, the tenant will need 24 hours notice.

Standard Property Report

  • The inspection will be carried out to the Australian Standard AS4349.1-2007.
  • The inspection is a visual noninvasive inspection. By this it means, we do not move furniture, personal belongings, floor mats, wall paintings etc to inspect the property.
  • A standard property report is not intended as a certificate of compliance of the property within the requirements of the Act, or by-law, or as a warranty, or an insurance policy against problems developing with the building in the future.  Estimating the cost of remedying the defects is not included in a standard property report.
  • A building report should not be seen as an all-encompassing report dealing with a building from every aspect. Rather it should be seen as a reasonable attempt to identify any significant defects visible at the time of inspection.  Whether or not a defect should be regarded as significant depends to large degree upon the age and type of building being inspected.
  • Access to all areas may be limited due to heights of roof ( 2 storey house ) wet  or steep roof, crawl space in roof spaces, crawl spaces under floor spaces and other areas restricted with a 3600 mm ladder.
